Pre-Construction Planning and EstimatingPre-construction estimating and planning is essential early on in the project life cycle. This gives our customers the information they need to properly plan their investment whether it if for revenue and sales, banking, or cash flow requirements. We use out training, past project experience, and historical cost information to build a custom estimate on the most recognized estimating platform in the industry, Sage/Timberline. This allows us to accurately and efficiently provide a detailed conceptual estimate you can use for your decision making. As the estimate is built, so is the project schedule. Our project schedules include key project milestones requiring owner input so you are able to stay on track with you decisions.

Construction ManagementH&R Construction also provides construction management for our customers. These services are offered as CM - at risk or CM - as agent.
Under the CM - at risk a control estimate is established during the pre-construction phase. Once final design is complete, the estimate is finalized and a GMP (Guaranteed Maximum Price) may be established. Under this delivery method, the subcontracting is 100% the responsibility of the construction manager for items covered by our scope of work. When we are contracted as CM - as agent, the contracts are held by our customers. It is our responsibility to monitor and update the control estimate and administer the contracts for owner/subcontractor signatures. This type of delivery system is useful for public entities and affords them the ability to select a contractor earlier in their project. |
